9 Neighborhood Features That Hamper Values

Certain neighborhood features near a home – like cemeteries and power plants — could drag down a home’s price. Realtor.com® recently identified which of those features could have the biggest impact.

To calculate, realtor.com® analyzed home prices and appreciation rates in ZIP codes of the 100 largest metro areas across the country where a specific so-called “drag-me-down facility” – such as power plants or homeless shelter – was present.

Realtor.com®’s research team then calculated the potential discount by comparing the median home price of the ZIP codes with that facility with the median price for all homes in the same country.

The following neighborhood features emerged as the ones that could potentially drag down home values by the greatest amounts:

  1. Bad school: -22.2% (translation: home owners near a bad school received 22.2 percent less than an average home in the same county could get)
  2. Strip club: -14.7%
  3. High renter concentration: -13.8%
  4. Homeless shelter: -12.7%
  5. Cemetery: -12.3%
  6. Funeral home: -6.5%
  7. Power plant: -5.3%
  8. Shooting range: -3.7%
  9. Hospital: -3.2%

Trying something new and different!!

We, here at BHHS Partners Realty, are always striving to look for new inventive ways to set ourselves and our clients properties apart from the others.  In today’s market it is imperative that we set ourselves apart and get the attention of buyers.  We have tried this new idea out on one of our most expensive listings but look to incorporate on more and more listings.

This new awesome “thing” is the 3D tour.  Everyone has seen the average virtual tour where either the agent just zooms in and out of pictures to music or actually makes a video walking through the house.  Those are great, don’t get me wrong.  We highly encourage those and buyers like to see the videos of walking through houses.  The more pictures and videos of a house the better, BUT this just got a whole lot better!!  The 3D tour allows buyers to go into the house virtually walk around themselves, travel through the house at their own speed, decide which rooms to view, look at rooms from different angles and see how house is laid out.

You can use a dollhouse view to get the view of whole house or view each floor from above.

We just took the tour to a whole new level.  Now when a buyer comes to view the house for real in person, they are hopefully very serious because they have been through house virtually.
